any awards for either the aesthetics of
the fi nished project or the intricacies of
However, the ‘bank job’ stands out as the
perfect example of a RubberBond FleeceBack
project because it’s the star of the show for all
the reasons you’d expect – and one that can
sometimes get overlooked.
On the face of it, it was a simple enough project:
the refurbishment of a roof because the existing
asphalt roof had reached the end of its useful life.
It had also experienced some running repairs over
the years, with solar refl ective paint having been
applied in an attempt to extend its life.
As well as some of the obvious reasons for
using RubberBond FleeceBack – including
the durability of the product and the 20-year
guarantee that comes with it – the contractor
chose to use it because of the ease of installation.
What sometimes gets overlooked is that there
are fewer seams (1.52m and 3.05m roll widths),
which reduces the frequency of fi eld seams by
34% and 67% over standard 1m rolls.
And while I’m on the subject of other
benefi ts, it’s lighter and more sustainable
because FleeceBack membranes generally weigh
less than a quarter of asphalt-based systems and

Before I continue, I must mention another
factor that the contractor had to take into
consideration: the fact that air conditioning was at
roof level, meaning that the use of solvent-based
adhesives had to be minimised to reduce the risk
of them entering the building’s ventilation system.
The FAT (factory-applied tape: seams are applied
in a factory-controlled setting to RubberBond
FleeceBack EPDM) results in increased quality,
reliability and seam performance. It also provides
the fastest and easiest way to create a seam
between two single ply membranes.
All of the above reasons are benefi ts of
RubberBond FleeceBack, but the real clincher
was the issue of residents’ access on the project.
The bank’s roof is used for access by residents of
a neighbouring apartment block from the rear of
Membrane systems enable walkways to be
installed immediately without the need for cure
times. This allowed almost immediate access and
minimal disruption to residents, as they still had
vital access across the roof.
Given that fl at roofs are often used for
different forms of access, ranging from emergency
access to everyday access in the case of the
apartments by the bank, it’s vital that roofi ng
contractors can offer solutions that keep the level
of inconvenience to an absolute minimum.
